We think of our job as a profession. Requirements to become a licensed appraiser have increased more than ever before. That's why it goes without question these days that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

We have many obligations as appraisers, but above everything we answer to our clients. Most of the time, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you want to review the appraisal document, you normally should get it via your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, reaching and maintaining a particular level of competency and education, and the appraiser must conduct him or herself as a professional.
